01 Chaos

How can a 2,700 sq ft building sit on a 1,200 sq ft plot?

At first, those numbers sound contradictory. The contradiction disappears when land and accumulated floor area stop being treated as the same measurement.

Land1,200sq ft
Working total2,700sq ft

Land is counted across the site.

Floor area can accumulate across levels.

02 Illusion

Every square foot of building does not require a new square foot of land.

At ground level, the building occupies a footprint. Place another constructed level above it and the land does not grow—the building gains more floor.

Land spreads horizontally.
Floor area can stack vertically.
Next · Build the number

03 Shift

Build the stack and watch the total change.

Use a 900 sq ft illustrative floor plate. Choose a configuration, then read the number as constructed levels—not as a stylistic label.

04 System

The label tells you how many constructed levels to count.

Ground means one level. G+2 means Ground plus two upper floors—three constructed levels in total.

Extra floor area is not free space. A rental building may value independent floor access; a family home may need easy movement between generations.

ConfigurationConstructed levelsApprox. total
Ground1900 sq ft
G+121,800 sq ft
G+232,700 sq ft
G+343,600 sq ft
Ground

One constructed level—not zero.

G+1

Ground plus one upper floor: two levels.

G+2

Ground plus two upper floors: three levels.

Structure

The building must be designed for its complete vertical configuration and loads.

Stairs

Vertical circulation consumes usable area on connected levels.

Services

Water, drainage and electrical systems must move between levels.

Privacy

Different floors can separate uses, families or tenants.

Construction

Material movement, sequencing and coordination become more complex.

05 Craft

Reach approximately 2,700 sq ft. Then state what actually increased.

The working floor plate is 900 sq ft. Build the correct configuration and complete the sentence.

What does another floor give me—and what does it make the building responsible for?
  • Count constructed levels correctly.
  • Check whether every level has the same area before multiplying.
  • Consider stairs and service routes early.
  • Verify what the site and applicable rules actually permit.

When you reached the target, what increased?

Add floors until the working total reaches 2,700 sq ft.
