One area number is doing too many jobs in your head.

You hear β€œ1,200 sq ft plot” and naturally picture a 1,200 sq ft house. But 1,200 sq ft of what?

Plot area
The total land inside the site boundary.
Footprint
The part of the ground physically occupied by the building.
Open area
What remains outside that footprint.

02 Illusion

β€œI own 1,200 sq ft, so I can enclose 1,200 sq ft.”

Not necessarily. The plot is the outer boundary. The footprint is the building inside it.

The better question has two parts. One is about permission. The other is about making a good project.

01 Β· Permission

What do the applicable site and building controls permit?

Setbacks, ground coverage, floor-area rules, height, access and other local requirements can affect the answer.

02 Β· Planning

What footprint creates a good plan for this project?

Daylight, ventilation, parking, service movement, landscape and the inside–outside relationship affect the answer.

Legal possibility and good planning are related, but they are not the same decision.
